One Month's Rent & Deposit are due at the time of signing the lease
Application fee(s) is non-refundable
You can pay your Application Fee with PayPal,Credit card, CashApp, & Zelle "Right Here"
Any application submitted without the proper amount of the application fee will not be considered.
There is a $250 utility deposit required at the time of signing the lease
There is an additional $250 per person per month who is not on the lease (does not apply to Section 8)
NO type of Cannabis (marijuana) or any other type of illegal drugs permitted on the property
Yard maintenance is REQUIRED; if the yard is neglected, there will be a $75-$150 per occurrence fee
If appliances are provide, they are for the tenants convenience, until tenant can purchase their own. Landlord will not repair appliances after 60 days of moving in. Appliances must be returned in clean working order.
NO nails/screws on walls/TV's not permitted to be mounted on walls/no holes on siding.
Basement, cannot/will not be used as a bedroom.
Pools and/or Trampolines are NOT permitted on the property
Water bill is always paid to the landlord
Tenant pays ALL utilities (unless otherwise noted)

This list provided is, to the best of my knowledge, some of the reasons other prospective tenants have chosen not to rent from us. For some, our requirements are unsuitable for what they are looking for, and that's OK! As I have said, we would not rent a home that we would not live in ourselves. After 30 years in this business, we have learned what fits and does not fit best for us to be able to provide the best quality and comfortability in our homes to our residents and their neighbors.
